Deeds are legal documents used in real estate to transfer real property from one person to another. Real property is the land and anything that is permanently attached to it.

The seller is termed the grantor and the buyer is the grantee under the legal definitions. A deed much include the names of both parties as well as a description of the property.

Types of Deeds

  • Warranty
  • QuitClaim
  • Specialty

Deed Specifications

  • They are to be in writing
  • Both parties have to have the legal qualification to sell and buy the property
  • The grantor and grantee much be named along with the property described
  • It must be signed by the grantor and delivered to the grantee
