Thanks for your thoughts on this. Of course, since you wrote, the Den/Farms scenario has changed. 

I'm not planning on buying CUB at this point and I think it's a going to be a good while before the DEC will be useful with regard land. So maybe I'll give it a couple of weeks and see how the new pools pan out and take it from there.
